Property Muhurat — Auspicious Dates to Buy or Register

Tradition treats the purchase, agreement or registration of a property as an important beginning because it is the point at which a claim becomes permanent. Enter the place and the dates available to you, and the finder will rank the qualifying days and show the best time to sign on each one.

Place and date are not personal data. We do not collect birth details for this finder because it ranks days using the panchang alone. Vivah (marriage) muhurat requires both partners’ charts and is therefore not offered here.

What the rules look for on a property day

The gate is the Moon’s nakshatra, favouring the fixed and steady stars for anything to do with land. From there the day is scored on its tithi (Rikta days are penalised), its yoga and its weekday. Amavasya and Bhadra (the Vishti karana) are excluded. Because a registration usually has to happen inside office hours, the finder also shows each day’s Rahu Kaal so you can pick an appointment slot that clears it.

Personalised Muhurat Report

The finder ranks days that are generally auspicious. A Personalised Muhurat Report adds your birth chart and shows which of those days suit you best, as an electional astrologer would.

  • Every candidate date scored for your birth star (Tarabalam)
  • Moon position and mental clarity on each day (Chandrabalam)
  • Your active dasha lord and whether it favours this venture
  • Saturn (Shani) and Jupiter (Guru) transit backdrop
  • A clear, ordered shortlist with the astrologer’s reasoning

FAQ

Which day is best for property registration?

A day whose Moon sits in a fixed, steady nakshatra with a non-Rikta tithi and a benefic weekday. The finder applies exactly that test across your range and lists the strongest days first.

Should I avoid Rahu Kaal for signing?

The tradition advises against beginning anything important during Rahu Kaal. Every day the finder returns shows its Rahu Kaal, so you can book a registration slot outside it.

Does the muhurat matter if the payment is on a different day?

The classical rule follows the act rather than the payment. Time the signing or registration, when ownership actually changes hands, instead of the money transfer.

Is this the same as a Griha Pravesh muhurat?

No. Buying a property and first entering it as a home are two different acts with two different preferred nakshatra sets. Use this page for the purchase and the Griha Pravesh page for the entry.
